Territorial Resource Mapping and Pre-demolition Assessment

Artem Polsky

Founder & CEO at SEPAR

Basel, Switzerland

About

SEPAR Audit is a data-based methodology for territorial screening of material resources in the built environment. Developed in Switzerland, it allows fast, low-cost assessment of demolition and renovation potential using typology-driven algorithms, statistical building registries, and geodata layers.

The methodology supports public authorities and large scale portfolio holders in quantifying volumes, CO₂ impacts, and financial value of materials likely to return to the ecosystem — without requiring building-by-building visits. This methodology is designed to precede site visits and full material inventories. It serves as a decision-support tool for public actors, planners, and infrastructure owners who need to assess demolition flows, prioritize intervention areas, and plan for circular resource management.

We are looking for partners — cities, regional agencies, research institutions — to replicate this screening approach at different territorial levels. The goal is to integrate secondary resource mapping into urban planning, permitting, and procurement strategies, and to co-develop national methodologies for material intelligence in construction.
