About

In the second half of 2023, we completed a turnkey modular family home in a small village approximately 30 km north of Nuremberg, Germany. The house is based on the standard ModulCont 2.5 B model, which required significant modifications to meet local building regulations and the specific conditions of the site.

The 650 m² plot is located on a sloping terrain with a rocky subsoil, while local planning regulations prohibited the use of a flat roof. Another challenge was the original layout, where the main entrance was accessed via the terrace, which did not suit either the site or the client's requirements.

Working closely with the client, we redesigned both the floor plan and the overall architectural concept. The interior was reconfigured to create two larger bedrooms, a separate home office, and a new main entrance facing the access road. All requested modifications were successfully incorporated, resulting in a home that blends naturally with the surrounding Bavarian architecture while providing a practical and comfortable living environment.

One of the most distinctive architectural features is the combination of roof types. The main part of the house, covering two modules, is topped with a traditional pitched roof with a 45-degree slope, while the third half-module features a flat roof. The pitched roof also creates additional attic storage space, accessed from the entrance hall via folding loft stairs integrated into the ceiling.

The house is heated by electric underfloor heating, complemented by a wood-burning stove as an alternative heat source. Domestic hot water is supplied by a solar thermal system with electric backup heating during periods of low solar radiation. Most of the interior is finished with spruce bio-panels, creating a warm and natural atmosphere. The area behind the shower is clad with large-format vinyl wall panels in a cashmere finish, while the floors are completed with a light grey polished concrete screed. The exterior features a ventilated façade clad in untreated larch timber, allowing the building to age naturally and harmonise with its surroundings.

The project was delivered as a complete turnkey solution, including foundations, manufacturing and installation of the modular building, exterior works, and custom-built furniture. The building permit was prepared and obtained by a local architect. The entire project, from production to completion, was delivered within five months.
