INWI presents a strategic industrial and logistics investment opportunity at Poland’s future Port Polska / CPK mega-hub, designed for international investors seeking exposure to the rapidly expanding Central European logistics market and the China–EU trade corridor.
The project comprises approximately 200,000 sqm of fully owned freehold industrial land in Teresin, around 45 km west of Warsaw and directly adjacent to the planned CPK cargo terminal and Cargo City. The land is already covered by an in-force local zoning plan allowing trade, services and production, with development potential of up to 100,000 sqm of warehouse and production GLA.
The location sits at the intersection of Poland’s key transport infrastructure: the A2 Berlin–Warsaw motorway, E20 railway corridor, DK92, existing rail infrastructure and the planned high-speed Warsaw–CPK–Łódź connection. This creates direct access to Poland’s major population and industrial centres and, ultimately, the wider EU single market.
For Hong Kong and Asian investors, the project offers a direct investment angle on the New Silk Road into Europe. Poland is positioned as a major overland entry point for China–EU rail freight, while the country’s growing role in nearshoring and supply-chain relocation is supporting structural demand for modern logistics and production facilities.
The investment thesis is based on securing scarce, already-zoned industrial land before the full CPK infrastructure is operational and before the surrounding market is fully repriced. Construction of Port Polska begins in 2026, with the airport planned to open by the end of 2032 and more than USD 10 billion of tenders expected across airport, rail and road infrastructure during 2026–2028.
