Halemba Mega-Hub – Integrated Energy, Data Center and Industry 4.0 Investment Opportunity in Poland
Halemba Mega-Hub is a large-scale integrated infrastructure project located in Silesia, one of Poland’s most important industrial regions. The project is designed to combine advanced industrial infrastructure, renewable and dispatchable energy generation, large-scale energy storage, digital infrastructure and green technologies within one interconnected ecosystem.
The planned development includes approximately 180,000 sqm of modern Industry 4.0 production and warehouse facilities, a 100 MW photovoltaic farm with expansion potential, a 200 MW+ Battery Energy Storage System (BESS), a Tier III+/IV AI- and high-performance-computing-ready Data Center, a Plasma Waste-to-Energy facility, and a Green Hydrogen Hub.
Investment Return Potential:
Based on current financial projections, the Halemba Mega-Hub targets an attractive Yield on Cost of approximately 17.5–21.3%, with an estimated payback period of 5.5–6.5 years. The project’s diversified revenue model, combining digital infrastructure, industrial real estate, energy storage, renewable energy, Waste-to-Energy and hydrogen, is designed to generate strong and resilient long-term cash flows. Current projections also indicate significant capital appreciation potential, with an estimated exit valuation of approximately €1.23 billion and the potential for up to a 4x equity multiple for early-stage investors, subject to project execution, market conditions and final financing structure.
The key competitive advantage of the project is the integration of these assets into a single energy and technology ecosystem. On-site energy generation and storage are intended to provide reliable and competitively priced electricity to the Data Center and industrial tenants, while the BESS can also participate in grid-balancing and ancillary-services markets. Surplus renewable energy can be used for green hydrogen production, while recovered heat from the Data Center may be integrated into the local district-heating system.
The industrial component is designed for advanced manufacturing, electronics, automation, robotics and technology-driven logistics, supported by modern digital connectivity and energy infrastructure.
We are interested in establishing cooperation with strategic and institutional investors, infrastructure and energy funds, technology partners, Data Center operators, EPC contractors, renewable-energy and BESS providers, hydrogen and Waste-to-Energy technology companies, industrial tenants and long-term energy or infrastructure partners.
The objective is to develop Halemba Mega-Hub as a scalable Central European platform combining energy security, digital infrastructure, advanced manufacturing and the circular economy, creating multiple complementary revenue streams within one strategically located investment.
Strategic Location & Asian Investment Momentum:
The project benefits from a highly strategic location in Silesia, Southern Poland – one of Poland’s key industrial regions and an increasingly important destination for Asian investment in Central Europe.
Poland has already attracted major investments from South Korean and Asian industrial groups, particularly in the automotive, battery, electronics, advanced manufacturing and logistics sectors. The broader Southern Poland industrial corridor is home to major Korean investments, including companies such as LG Energy Solution and SK Group, while Asian e-commerce and logistics companies are also rapidly expanding their operations in Poland. SHEIN has established its main European logistics hub near Wrocław, and Temu is expanding its Polish logistics ecosystem and local fulfilment model.
Halemba is particularly well positioned to benefit from this investment trend. Its location in the industrial heart of Southern Poland provides excellent access to Germany, the Czech Republic, Slovakia and the wider European Union market, making it attractive both as a manufacturing base and as a logistics and distribution platform for companies serving customers across Europe.
