Carbon-negative prefabricated retrofit panels for social housing

About
Millions of Europe's social and affordable homes are cold, energy-inefficient and expensive to heat, yet conventional external retrofit is slow, disruptive and unaffordable at the scale needed, leaving the households with the least to wait longest for warmth. This project develops highly efficient prefabricated facade panels, inspired by the German "Fertighaus" model, built around carbon-negative biochar bricks and tiles, to make deep retrofit fast, beautiful and genuinely affordable.
The biochar material's porous structure gives a thermal conductivity around eight times lower than conventional fired clay, so a slim panel delivers meaningful insulation without bulky external systems, while the material is carbon-negative, sequestering carbon rather than emitting it. By integrating this into factory-made, panelised units, the project moves retrofit offsite: panels are manufactured to precise quality, delivered ready-to-fit, and installed rapidly with minimal disturbance to residents who remain in their homes. This cuts cost, time and nuisance, the three barriers that most often stall social-housing renovation.
Crucially, the panels carry an authentic brick aesthetic, so estates gain a dignified, attractive new skin rather than a cheap institutional cladding, and the system is co-designed with housing associations and tenants to ensure the results are wanted, affordable and locally appropriate. The outcome demonstrates how the renovation wave can be sustainable (carbon-negative, energy-saving), beautiful (a warm, authentic finish that lifts whole neighbourhoods) and inclusive (lower bills, faster delivery, dignity for the communities who have waited longest), a replicable model for warming Europe's social housing at speed and at scale.
