Each review starts with a clear objective: improving day-to-day operations, preparing for refurbishment, resolving handover issues, prioritising investment or getting ready for BREEAM In-Use. We compare available documentation and observed conditions against agreed project requirements, operational needs or relevant assessment criteria.

Depending on your needs, the review can cover:

• Technical condition: observations of accessible building areas, review of available records, visible defects and matters requiring further specialist investigation.

• Operations and maintenance: maintenance arrangements, responsibilities, monitoring practices and recurring issues affecting building performance.

• Documentation and handover: gaps in as-built drawings, test and commissioning records, operating manuals, warranties and completion evidence.

• Refurbishment readiness: scope clarity, technical dependencies, contractor preparedness and coordination needs before works begin.

• Improvement and investment priorities: practical operational changes, potential low-cost improvements and measures requiring capital expenditure or further investigation.

• BREEAM In-Use readiness: relevant evidence gaps, preparation needs and potential improvement opportunities before formal assessment.

You receive a concise findings report, a gap matrix and a prioritised action plan. Recommendations identify the next steps, suggested responsibilities and information needed to move forward. Where useful, we organise these actions into a 90-day roadmap.

Our approach draws on 25 years of civil engineering, construction delivery, project management and owner-side consultancy experience. We consider cost, time, operational disruption and implementation constraints when recommending actions.

The scope, review criteria and deliverables are agreed for each assignment. Specialist energy studies, structural investigations and statutory compliance checks are separately scoped with suitably qualified specialists where required. BREEAM readiness is a preparation service and does not include formal assessment or certification.
