DESCRIPTION
For every plot, investment opportunity or affordable housing tender, we need to assess feasibility by exploring alternative layouts, housing typologies and product mixes, optimizing buildable capacity. Proposals must be technically and commercially coherent, considering specific regulations and tender specifications, including building depths, heights, setbacks, courtyards and floor-area calculation criteria, sometimes subject to interpretation and adjustment. They must also incorporate industrialized-system constraints such as spans, modulation or panel dimensions. We are looking primarily for market-ready generative solutions to be adapted and configured to the Spanish regulatory context.
EXPECTED RESULTS / IMPACT
We expect to strengthen our internal capacity to analyze plots, modify criteria and reassess alternatives with agility. The solution must generate and compare more and better scenarios than the manual process, identifying those with the best use of buildable capacity, product-mix fit and net-to-gross floor efficiency. The pilot will run on one plot, comparing timescales, quality of alternatives and the ability to regenerate them when criteria change. Building on an existing product, we expect a short time-to-pilot. Solutions allowing prioritization ideally by cost, spatial efficiency and carbon footprint, and incorporating industrialized constraints, will be valued. Successful results would be scaled across Spanish developments.
