Jababeka Industrial Estate
Head of Promotion at Jababeka
Indonesia
About
This project outlines a framework for investors to acquire land and establish operations within Jababeka's industrial estate in Cikarang, West Java, while entering into cooperative arrangements that extend beyond a standard land transaction.
Scope
-
Land Acquisition: Investors purchase or lease industrial land parcels within Jababeka's zoned areas, sized to their manufacturing, logistics, or commercial requirements.
-
Regulatory Incentives: Where applicable, investors benefit from Special Economic Zone (KEK) or Industrial Zone (KI) status, offering tax holidays, streamlined licensing, and import/export facilitation.
-
Infrastructure Access: Investors connect into existing estate infrastructure — power, water, wastewater treatment, road access, and proximity to Patimban and Tanjung Priok ports.
-
Joint Development / Cooperation: Beyond land sale, Jababeka and the investor may co-develop shared facilities (e.g., logistics hubs, supplier parks, training centers with President University), or structure joint ventures for specific verticals such as data centers, automotive supply chains, or digital infrastructure.
-
Ecosystem Integration: Investors gain access to Jababeka's existing tenant base, creating supply chain synergies with co-located manufacturers.
Objective
To position Jababeka as both a land provider and a long-term development partner — moving investor relationships from a one-time transaction toward an ongoing, mutually invested partnership that supports the investor's operational growth within the estate.
Target Investors
Primarily foreign manufacturers (notably Chinese firms) seeking a turnkey industrial base in Indonesia, backed by incentive structures and integrated infrastructure.
