About

a large-scale, integrated development platform in northern Mexico combining renewable and dispatchable power, smart industrial infrastructure, and a strategic data center opportunity. The project is located in the La Laguna region, a major industrial and population center, and is designed to support energy-intensive users seeking reliable power, robust connectivity, and cross-border logistics access.

The platform comprises approximately 2,000 hectares of private property and benefits from proximity to major federal highways, a regional railway corridor, natural gas infrastructure, and a metropolitan area of approximately 1.6 million inhabitants. Its location provides a compelling foundation for industrial tenants, digital infrastructure operators, and strategic energy users.

Investment Highlights

A differentiated, integrated platform spanning three high-growth infrastructure themes. The project combines sustainable energy, smart industry, and data center infrastructure within a single master-planned site, creating the potential for shared utilities, coordinated development, and multiple commercialization pathways.

Substantial contracted and planned power capacity supports large-scale users. The materials identify a 10 MW CFE power arrangement as well as a planned 999 MW hybrid power platform, comprising approximately 420 MW of solar generation and 579 MW of combined-cycle generation. The project also indicates potential access to additional power purchase agreements of up to 200 MW, subject to contracting and delivery timelines.

Strategic data center connectivity is embedded in the site plan. A Fermaca Networks dark fiber route crosses the property, with a hardened underground alignment, access to 248 fibers, G652-D LL technology, Tier II-level POPs and amplifier/regeneration sites, and interconnectivity to metropolitan dark fiber and data center networks.

Industrial-scale land and multi-modal access create expansion flexibility. The site offers approximately 2,000 hectares for phased development, with access to Federal Highways 49D and 40D and a railway line approximately 5 km from the property. This infrastructure supports the movement of equipment, construction materials, and industrial output.

Water and gas infrastructure provide important utility optionality. The project materials identify two permitted private wells with extraction capacity of approximately 100 liters per second each, together with access to two major natural gas pipelines and competitive gas supply options.

A platform positioned for strategic partnerships and phased capital deployment. The development can be scaled in stages across power generation, industrial land development, and data center infrastructure, enabling prospective partners to pursue a focused entry point or a broader integrated-platform strategy.
