Tbilisi Boulevard is a landmark integrated urban resort development on the shores of the Tbilisi Sea, offering a rare investment opportunity in one of Georgia’s most prominent emerging destinations. Integrated Development
Tbilisi Boulevard is designed as a self-sufficient mixed-use destination rather than a conventional residential project. The masterplan includes seven residential blocks comprising fourteen buildings, together with hospitality, retail, office, social and leisure infrastructure.

The project is positioned alongside a 250-hectare botanical park and the Tbilisi Sea, creating a distinctive environment combining nature, recreation and urban infrastructure.
Developer & Strategic Opportunity
Tbilisi Boulevard was developed by GINO Holding, a Slovak-Georgian investment group founded in 2004, with experience in integrated leisure, wellness and hospitality developments. The group reports more than €210 million in total investment across its projects.
The sale of the land, project and completed buildings , together with the potential acquisition or integration of the nearby aqua park under the same ownership, offers investors the possibility to create a large-scale, integrated urban resort and leisure destination in the capital of Georgia.
