BUILDINGS THAT CARE

Project Manager at Sorigue

About

2.1 MUNICIPALITY NEED

Barcelona manages more than 2,000 municipal facilities—schools, community centres, markets, libraries and sports halls. Today, information on the actual condition of these buildings is fragmented: energy-consumption data live in one system, maintenance work orders in another (CMMS), certifications in a third, and user experience—the teacher who is too hot, the resident reporting a leak—in a fourth.

The City Council needs to move from reactive management (“fix what breaks”) to proactive, intelligent management that answers a simple question: what is the real-time “health status” of each of my buildings, and where should I invest the next euro?

2.2 CITIZEN NEED

A citizen using a community centre, market or school does not think in terms of “maintenance”—they think about comfort, safety and service. Is the heating working? Is there dampness in the classrooms? Has the fault I reported two weeks ago been repaired? Today, this information is opaque. Citizens have no visibility into the condition of the buildings they fund through their taxes.

2.3 CHALLENGE DESCRIPTION

We are seeking solutions that create a unified intelligence layer across the public-building estate, integrating three data streams into a single environment:

  • IoT sensor data: energy, climate and the condition of building systems;

  • Maintenance operational data: work orders and intervention history; and

  • Citizen feedback: incident reports and satisfaction.

The solution must generate a health score for each building and each system, predict failures before they occur, and provide a dashboard enabling the City Council to prioritise interventions according to cost, impact and citizen benefit.
