Assembly Corp. is Canada's largest builder of modular, all-wood, mid rise housing with generative design, and a robotic factory at Downsview (Toronto) to address Canada's housing shortage:

Modular Housing Plans

  • With 19 projects completed or in construction, Assembly is focused on mid-rise (5–10 storey) urban infill and affordable housing projects using prefabricated light weight and cross-laminated timber (CLT) panels

  • Fixed-price, rapid delivery (under 18 months vs. 3 years for traditional builds) with customizable facades and unit layouts

  • Prioritizing sustainability via fully electrified systems, energy-efficient designs, and mass timber’s lower carbon footprint.

Parametric Design Integration

  • Uses building information modeling (BIM) to simulate projects, test site-specific adjustments, and validate financial models simultaneously, cutting design timelines by 60%

  • Standardizes components (e.g., wall panels, stair systems, bathroom pods) while allowing customization through digital configuration tools.

Factory Development

  • Assembly is building a 120,000 sq ft factory starting in July 2025 at Downsview, Toronto,

  • With robotic equipment from Sweden’s Lindbäcks Group, (leveraging Sweden’s industrialized housing, experience), including automated stud placement, cladding systems, MEP and bath-pods -- to be operational by early 2026.

  • The factory aims for 1,000 units/year.
